Highlights from our February Board Meeting
- As of the end of February we are on-budget with our financials.
- Due to the need to replace the Building 4 roof earlier in the year than planned and still proceed with the restoration & painting /soffit project, we are looking into a short-term loan for our reserve account cash-flow needs.
- The Board approved Building 4 roof replacement to start ASAP after reviewing bids.
- The plan is to replace the ‘pink’ trim on buildings and exterior doors with a new modern neutral color. We will engage the community for a preference vote once we have paint choices.
- We discussed painting and maintenance responsibilities for buildings, particularly regarding lanai aluminum and screen doors. While unit owners are responsible for interior and some exterior maintenance, the association is responsible for painting the outer aluminum, though this would require removing or covering screens
- We settled the gutter-dispute with the vendor out of court and will prepare a list of outstanding items, which we believe a majority will be addressed.
- We are awaiting drawings and permits to proceed with Building 1 staircase replacement with Building 2 and 7 to follow.
- Fire hydrant replacement is delayed as they identify water lines and impact to water shutoff for residents. (Our water lines are privately owned and therefore the county does not have pipe maps)
- Exterior maintenance and workorders are in progress including recently completed pressure washing and replacing mailboxes.
- We are also reviewing water shutoff valves and cover boxes to prevent continued rusting
- The Board approved a bid to remove the dead oak tree that has had fallen limbs on Woodlands Dr near Building 7.
