Property Management and the Board track issues and repair requests through workorders. These can either be phoned in the management office (for high priority emergencies) or filled out online through the resident/owner portal.

Workorders are prioritized based on urgency, budget availability and addressing items together with vendors of record.

FIREPLACES

We would like to know the status of your fireplace in case of chimney cap issues.

Is it still wood burning? Has it been closed off or sealed? Has it been replaced with an electric fireplace?

LANAI

Residents remain responsible for the screen or glass, however the Association is responsible for the concrete base.

We want to know if its enclosed or still open as we need to plan for inspections to ensure the concrete is not compromised.

Carpets (rugs, outdoor turf etc) are not permitted within screened in lanais.
