September 2025 Board Update

Highlights from our September Board Meeting

  • Our total expenditures year-to-date through the end of August came in about 5% under budget overall. 3 units are in arrears with monthly fees.
  • Negotiations are continuing to get resolution for addressing remaining leaks and downspout issues with respect to our gutter contractor. The Board will not prepay for the claimed ‘unforeseen conditions’ until all outstanding work is completed & validated.
  • 22 current open workorders are logged. We will be replacing the end-of-driveway fence by Building 7. The other key priority is addressing any roof leaks; our roofer of record will be brought out to assess & repair. 
  • A Resolution was approved formalizing participation for remote meetings of Members, as this practice had been done informally in years past. This will ensure Members (Owners) who attend remotely when verified as counted as quorum for the meeting purposes and can fully participate subject to reasonable restrictions by the Chair.
  • Picking up on the earlier discussion of revisions to the Rules & Regulations, based upon lawyer feedback, we have removed all Declaration imposed restrictions from Rules & Regulations and created a separate Declaration Recap. The proposed new Rules & Regulations have been reformatted and focuses on expectations and community living rules. The new set will be open for feedback until the next Board meeting at which they will be approved and recommended for adoption at the Annual General Meeting.
  • The Association still has the Spectrum incentive money ($20,800) set aside: We are opening feedback from Owners & Residents on new community improvement projects. 
  • A new Architectual Standard was approved with for front door replacements. The original door style is no longer available. therefore a comparable six-panel fibreglass door with the exterior side color matching will be the new standard.
  • New features were added to the elwcondo5.org website: Resident buy/sell page and all published Architectural standards

Do you still pay your monthly condo fees by cheque? Or sometimes forget to make a payment? – there is an alternative to save time & money.

We encourage you to sign up for ACH – Your condo fees will be withdrawn from your bank account on the same day every month and if fees change year-to-year, it will be automatically adjusted. ACH ensures fees get paid on time and saves the Association costs of processing manual payments.
