Highlights from our January Board Meeting
- Our total expenditures year-to-date through the end of December were still being finalized however we are projecting to be between 3-5% under budget overall. Three units were in arrears with monthly fees with 5 other units with outstanding fees or small balances.
- We reviewed our current repairs & replacement needs against our reserve fund balance and plans. Part of any surplus from 2025 will be used to offset costs from the unexpected hydrant and stairwell repairs needed in building 1 & 7.
- 2026 key projects will be building repair, rust remediation & painting and likely a roof replacement for Building 4. Stay tuned for more information on painting timelines and colour options we will seek feedback on to replace the existing ‘pink’ trim & accents.
- The Board will also obtain cost estimates to repair or ultimately replace some of the rusted out carports starting in 2027.
- 17 current open workorders were open, while we continue to focus on prioritizing items we can process within budget. Repairs to the roof of Building 1 were completed
- We will be seeking to settle the gutter issues so we can move ahead with required adjustments and repairs.
- The Board reviewed two bids for Fire Hydrant Repairs & Replacements and selected a vendor that will schedule work in February. We do not expect to need to turn off any water to buildings. One hydrant has already been partially dug out during the inspection and another will have to be as well. We will then proceed to replace needed sod in the Spring.
- Other News
- Our new landscaping company started service this month. They will work on a rotating schedule in terms of building gardens, shrubs & trees. We will post the schedule on the community calendar at Events Calendar – elwcondo5.org If you notice anything needing attention in terms of water leaks, landscaping issues or other common element concerns, please open a workorder.
