Living in a condo or HOA, there are certain provisions and documents to be aware of:

Articles of Incorporation
Establishes the association as a legal entity and includes the association’s name, purpose, and initial office location. 

Declaration of Covenants, Conditions, and Restrictions Defines the division of power between the association and its members, as well as their rights and responsibilities.

Association Bylaws
Outlines how the association operates, including how often meetings are held, how voting rights are granted, and how many board members there are.

Rules & Regulations
Specific day-to-day expectations and obligations of owners, residents & visitors.

When purchasing a condominium in Florida, the buyer is entitled to receive the following documents from the seller at no cost: Declaration of condominium, Articles of incorporation, Bylaws and rules, A copy of the most recent year-end financial information, and a resource with frequently asked questions and answers they might have.
