December 2025 Board Update

Highlights from our December Board Meeting

  • Our total expenditures year-to-date through the end of November are still approximately 5% under budget overall, mostly attributable to insurance costs being lower than estimated. Six units were in arrears with monthly fees.
  • 14 current open workorders were open, while we continue to focus on prioritizing items we can process within budget.
    • All mailboxes that required attention have been replaced
    • Repairs to the roof of Building 1 will be scheduled shortly.
  • We are compiling a detailed assessment of our remaining gutter issues contributing to leaks and/or flooding. The vendor has perused action against the Association in small claims court; we have filed a counter-suit for outstanding work & defects remaining.  We will continue to negotiate/address what we can given the situation.
  • Building 6 Roof Replacement was completed by Trust Roofing, two change orders were approved due to required extra plywood and facia as well as removing layers of extra roofing on the flat roof.
  • Due to a variety of unplanned urgent issues discovered, including roofs, rusting out of stairwells and fire hydrant replacements: The Board will reconsider the 2025-2027 reserve projects plan to best manage cashflow while ensuring we can improve the property and address deferred maintenance for our common elements.
  • The Board received three bids for mowing/landscaping services and chose Duvall Landscape to negotiate a contract with. We anticipate improved service delivery with a new provider. Should you see any issues that need attention, please open a workorder.
  • All Board Members are compliant with their required training & certification except one that is due before the end of the year.
  • We continue to welcome new members and thank those on our Volunteer Committee who has helped with small projects.
