Highlights from our last Board Meeting
- We welcome our new Property Manager: Christopher Dill and Regional Director: Emily Clark
- One of our Board Members (Mr. Vincent Gurrera) was suspended as of July 1, 2025 due to non-compliance with state regulated training requirements for Board Members.
We have appointed an interim Director – Sondra Halbert from 101 LVC. - Our total expenditures through the end of July came in about 4% under budget overall. 4 units are in arrears with monthly fees.
- Our 2024 Financials were audited and are available. There were no major issues, just a few accounting entry corrections.
- We have made a proposal to resolve remaining gutter issues with our vendor and legal counsel. Please ensure you report any issues of leaks, flooding to a Board Member.
- We approved a quote to re-strap a number of pool chairs & loungers to extend their life and replace 4 umbrellas.
- We had to do an unexpected replacement & repairs to our irrigation well pump at a cost of $8,465.
- The approved Hurricane Protection residents can choose to use are “impact windows”.
- Any window glazing to reduce heat/UV must remain clear to ensure a uniform look across all buildings. Architectural standards will be published on the website soon.
Electronic Consent
One of the ways we can save money in our Association and ensure owners get timely notices is signing up for electronic documents. We can send important information to you as owners quickly as mail sometimes is slow or gets lost. Not having to print and mail documents allows use those funds for more important items. Please consider signing and returning it to us.
E-Voting choice for owners is being explored will allow easy participation from the comfort of your home for future AGMs.
Automatic Payments
Do you still pay your monthly condo fees by cheque? Or sometimes forget to make a payment? – there is an alternative to save time & money.
We encourage you to sign up for ACH – Your condo fees will be withdrawn from your bank account on the same day every month and if fees change year-to-year, it will be automatically adjusted. ACH ensures fees get paid on time and saves the Association costs of processing manual payments.
