Architectural Standards – Currently Published

As per the Declaration of the Condominium, all major renovations must be submitted for Board approval.

This is to ensure consistency and validate work is being done by licensed professionals.

Interior alterations 3.3(a) may be made as long as it doesn not affect the integrity or soundness of the building

The following are Board approved Standards

Flooring

In order to ensure appropriate soundproofing between units and ensure integrity of the concrete base, we require soundproofing and moisture barriers.

Declaration 5.1(b)4 All areas other than kitchen and bathrooms must have wall-to-wall carpeting or other floor covering that will not transmit sound.

No carpeting or files on any balcony or patio not fully enclosed

Requirements for and types of sound control material to be used depending on the type of installation:
Underlayment Minimum Requirements for STC and IIC are:

✓ Second Floor – STC 70/IIC 70
✓ First Floor – STC 55/IIC 55 (Building Code)

6mm or thicker vapor barrier material applied to the subfloor or underlayment with an adhesive approved by the
manufacturer
Wood flooring with an acoustic backing
Sound control padding, loose laid under a NWFA floating subfloor system
A 5-in-1 underlayment pad is highly recommended due to its acoustic and water vapor ratings
Sound deadening board applied with an adhesive approved by the manufacturer

Windows & Doors

Replacement front doors must be a six-panel design, fiberglass and painted with the Association’s color scheme.

Should be HVHZ rated.
Windows must have bronze exterior framing
Sliders with no decorative mutton dividers or design.

For UV/Heat protection: Window film must be professionally installed
No colored film maybe applied.

Hurricane Protection

As per Florida Statute:
Residents who wish to add Hurricane Protection to their unit, may use Hurricane Impact Resident Glass.
No shutters of any kind are permitted to be installed on the exterior of the building.

Lanais

As per Declaration 5.1(b)6:
Second floor residents are permitted to enclose their lanais using a combination of sliding glass door/windows or fixed glass windows.

The framing must be the Bronze – consistent with the Associations color scheme.

Outdoor Air Conditioners

Air Conditioners are responsibility of the Owner however are located on Common Area property:

No portable ACs that hang through windows are permitted.
Electrical connection box must be covered and replaced if damaged or rusty
Air Conditioning units must be placed on a existing concrete slab.
