Highlights from our Summer & September Board Meetings
- Our overall budget as of the end of July is 1% under however some additional larger expenses are still pending.
- The board approved a vendor based on 4 bids for the Building Repair, Repainting & Soffit Project and will be negotiating details of a contract.
- The Board will narrow down paint color choices to three options for owner feedback.
- The project is expected to start after hurricane season, likely in November
- A line of credit/loan package was approved for up to $150,000 with Popular Bank. Exact amount to be borrowed and cost of financing to be determined based on cash flow needs.
- Plan is to also replace the awnings on the buildings after painting
- Staircase rebuild projects are now permit approved and will start with Building 1 (Middle Staircase) followed by Building 2 (North Staircase)
- Affordable Work Orders will begin laying splash blocks for gutters around buildings as well as valve box dig outs starting with Building 1 next week.
- Landscaper completed Palm Tree Trimming as well as removing the dead tree in front of Building 5
- Board approved required replacement of fire hydrant in front of Building 6 at a cost of $12,885.18. Since this will require water shutdown, this activity needs to be scheduled and coordinated with some other urgent plumbing issues including repair of the washroom in the pool house and a leak in front of Building 3.
- There are a few minor roof repairs being scheduled for Buildings 5 and 7
- Once water restrictions are lifted, car wash area will reopen. We are also buying and ensuring each building has hoses.
- The Compliance Committee for 2026 was re-constituted with 3 volunteer Owner Members
- Workorders and other identified issues are being dealt with based on priority and budget
