October 2025 Board Update

Highlights from our October Board Meeting

  • Our total expenditures year-to-date through the end of October are still running came in about 5% under budget overall. Five units are in arrears with monthly fees.
  • 16 current open workorders remain open, a low point, given continued focus on prioritizing items within budget. Approval was given to proceed with new drainage behind Building 6, new sod near the flagpole and removal of 12 cardboard palms that have overgown in the garden.
  • Remaining gutter resolution with current vendor has reached an impasse despite several rounds of proposals facilitated by our lawyer. Board to discuss next steps including quote from another vendor while we await next actions.
  • The Board reviewed the final proposed set of Rules & Regulations, along with the 2026 budget proposal. Both items will be included in the AGM package for owner approval as recommended by the Boad of Directors.
  • Ideas were solicited from online feedback from Residents/Owners and Board Members on use of special Spectrum reserved funds. The Board will investigate options & costs for replacement/new benches and possible community grill.
  • Pool furniture is being refreshed through purchase of chair/chaise re-strapping, purchase of 4 new chairs and 3 umbrellas.
  • Building 3 requires urgent roof repair before we can do work related to original planned Painting & Stucco repair. Two bids were received and shared for roof replacement and Trust Roofing was selected who had previously completed Building 2. Work has started this week.
  • Building Emergency lights were inspected and nearly 50% had issues either battery or power problems. The 4 fire hydrants on our property were discovered to be privately owned and 2 of them were found to have issues. One hydrant has been deemed out of order. Board will address with electrician to review power issues and the fire department on hydrant issues.
