Highlights from our last Board Meeting
- Our expenditures through the end of April is on target with the approved budget.
- We are looking at options to ensure our gutter project gets completed. The vendor has been paid the full contract amount however some work and defects remain. The matter is with our legal counsel.
- Thank you to all the owners that provided feedback to our proposed revised Rules & Regulations. As per our legal counsel, we remind everyone that the minimum lease period is defined in the Association’s Declaration. The Board of Directors (past or present) cannot put anything into the Rules & Regulations that conflicts with any provisions of the Declaration. The Declaration can be changed but requires a supermajority of all owners to agree and a lawyer to file with the county. We have also been advised that our existing Rules & Regulations need to be rewritten and simplified. The Board will work with our legal counsel to further amend based on all feedback recieved and bring it forward at our next AGM.
- All damaged/missing chimney caps were all replaced and our pool gate is now fully health & safety code compliant.
- Workorders and outstanding maintenance items continue to be prioritized based on urgency and available budget. Finding qualified, responsive vendors continues to be challenge.
- We are evaluating renewal of our property management contract and also soliciting proposals from other companies that have contracts in East Lake Woodlands.
- We are finalizing the Reserve Study and Plan – the next priority projects on the plan for 2025 are soffit replacements and building painting.
